Commercial Real Estate Sr. Loan Specialist

Department: Real Estate Industries Team
Location: Sacramento, CA

What You’ll Do

This position supports the Real Estate Industries Team throughout the loan process from origination to ongoing portfolio maintenance. This individual has a working knowledge of commercial real estate loan applications, loan documentation, construction loan documentation intake and tracking, and performs various ancillary functions in support of the Real Estate Industries Team.

Responsibilities Include

  • Prepare new loan applications in Abrigo, upload customer documents, move through workflow
  • Create shared drive file for applicants; create sub-folders for applications, financials and documentation in department’s file format
  • Coordinate with Loan Officers to order preliminary title reports, UCC searches, business and personal credit reports, flood certificates, appraisals, environmental reports and tax return verifications (if SBA)
  • Review preliminary title reports and advise Loan Officers of items needing attention or to be cleared from title.
  • Utilize Abrigo or subsequent credit/processing platforms to start the loan application process, coordinate and order loan documents from the Loan Operations department
  • Coordinate with title & escrow companies, prepare loan closing instructions and arrange with borrower for the signing of loan documents
  • Review closing instructions and signed loan documents and prepare wire transfer forms for funding
  • Prepare document package and boarding instructions for transfer to Loan Operations department for boarding
  • Review and approve Title Policies and endorsements
  • Assist in the monitoring and disbursement of all FNB commercial and residential construction loans, including:
    • Reviewing the contractor’s draw requests to ensure all items have been properly entered and accounted for; ensuring any discrepancies are brought to the attention of the Loan Officer or the individual approving disbursements
    • Ordering inspections
    • Inputting and balancing FNB line item and summary spreadsheet
    • Obtaining and reviewing all conditional and unconditional lien releases
    • Disbursing funds to borrowers, contractors and vendors
    • Organizing the construction loan files
    • Resolving disbursement issues
  • Participate in meetings with contractors, borrowers and Loan Operations to review disbursement guidelines for construction loans and to coordinate the draw process.
  • Assist in the preparation and coordination of the loan files for the various Bank examiners, auditors and reviewers
  • Interact with new and current Bank customers regarding their loan status, history and payments
  • Be able to resolve problems for clients with minimal assistance and be able to explain the lending and SBA process and requirements in a clear manner
  • Manage Reg B compliance for team members, including coordinating Notices of Incomplete Applications
  • Assist Loan Officers with securing tickler items from borrowers, including but not limited to annual financial statements, property operating statements and rent rolls. Work with Credit Services to monitor and clear the tickler items on the Tickler Report.
  • Field incoming sales calls from prospective Bank customers; query prospect regarding needs and determine how to best meet them
  • Field incoming calls from existing customers, be able to assist them directly or refer them to the appropriate department for assistance.
  • Comply with all applicable Banking compliance rules and regulations established by both internal departments and external agencies

Secondary Responsibilities

  • Process, service and assist with SBA loans as needed
  • Assist and provide back-up support for SBA servicing actions
  • Perform all other duties assigned
  • Act as notary for clients and team

Qualifications

  • High school diploma or general education degree (GED); some college preferred; and/or
  • Minimum of three years’ related experience and/or training; or
  • Equivalent combination of education and experience
  • Strong working knowledge of Microsoft Excel, Word and Outlook
  • Notary Public

Pay Range (Hourly): $25.00-$31.00/hour
